Frequently asked questions about Property Purchase Muhurat

Which act does the muhurat apply to?

The one that transfers the property - the registration, the signing of the sale deed, or the payment of the token amount if that is the binding step. Site visits and negotiations need no muhurat.

Why are there dates in every month here?

Because a purchase is a transaction, not a samskara, so it is not bound by Chaturmas the way Griha Pravesh and the sanskars are. The rules that apply are the tithi, nakshatra and vaar of the day itself.

Which nakshatras are favoured for buying land?

The fixed and gentle ones - Rohini, Mrigashira, the three Uttaras, Anuradha, Hasta, Chitra, Swati, Revati - with Pushya especially prized for acquisition. Thursday and Friday are the weekdays used here. The Rikta tithis, the fourth, ninth and fourteenth, and Amavasya are left out.

Does the registrar office timing matter?

In practice it decides everything. Pick a listed date whose shubh window overlaps office hours, and if the registration slips outside the window, sign the deed inside it - that is the step the tradition weighs.

How far ahead does this list go?

The page always shows this year and the next one. On 1 January the past year drops off and the new year is filled from the Panchang, so you do not wait for a yearly update.

Is a general muhurat enough, or should my chart be checked?

For most purchases the calendar suffices. Where the sum is large or a dispute is likely, an astrologer will also look at your 4th house, the Moon\'s tara bala on the day and whether your dasha is favourable - see the property ownership reading.

Property purchase muhurat is the traditional window to begin buying or registering land, a house or a flat - token money, agreement, or the registrar's appointment, according to how the family times the step. The dates favour nakshatras, tithis and weekdays the muhurta texts prescribe for acquisition and for a stable new holding. Each listed day shows the shubh time window, the prevailing nakshatra and the tithi.

A muhurat is not a title search, a home loan, or a valuation. It does not replace a lawyer, a bank, or a survey. Signing on a shubh tithi does not make a defective deed valid. Use this list only to pick a culturally preferred start; complete the legal and financial work on its own merits. Entering the finished home is a different rite: Griha Pravesh. Breaking ground on a new build is Bhumi Pujan.
